Our Process

Home Evaluation
Our process begins with the home evaluation and client consultation. The purpose of the initial meeting is to help us understand your goals and objectives in remodeling your home. At this time, we will discuss in as great of detail as possible your ideas, budget and time line of your project.
Preliminary Design
Once we have a clear picture of your project, we will provide you with a preliminary sketch of the proposed changes. The purpose of this step is to reach an agreement on the direction of the project. Please know that the preliminary sketch is simply a rough proposal. We will identify the fine details after we all agree and understand the full scope of the project.
Budget Range
Now that we have an agreement the preliminary design, we will provide you with a budget range for your project. Please keep in mind that this is not a final bid on your remodel. There are still a lot of details to work through. Based on your approval of the estimated cost, we will start the fun process working through plans and specifications.
Financing
Before the fun can start, we need to secure financing for your remodel. If you plan on paying cash, then we just need to make arrangements for the money to be available when the project is completed. If you plan on working with a lending institution, then we can assist you in setting up remodel financing or we will work with your preferred lender.
Architectural Planning
Often times small projects can be built without the need for a professional designer to create blueprints. In that case, we will fine tune our preliminary sketch and create a separate list of specifications (if necessary) to use as our guide during the project. If the scope of the project is more detailed, then we will use our preferred designer, Stuart Batchelor, to create floorplans, elevations, electrical and interior details for your remodel.
Interior and Exterior Home Selections
We will provide you with the opportunity to work with a professional decorator that will assist you with your selections. These selections will be specific to your remodeling project. If you already know your style and choose to forgo the assistance of a designer, then we will provide you with a list of our preferred vendors and suppliers to help you with your selections. There are many details during the process, so we highly recommend working with a decorator or designer.
Construction Agreement
Similar to building a new custom home, the details of a remodel need to be documented, reviewed and accepted prior to beginning construction. There are a many details that go into remolding a home and need to be identified on the construction agreement.

All the details in designing and planning come together during the home construction phase. A team of highly skilled craftsman will work together to ensure your dream becomes a reality.

After completion of construction, you will enjoy the benefits of you newly remodeled home for years to come.
Remodel Warranty
Sandera Custom Homes has a solid reputation in San Antonio and will be a trusted name for years to come. Rest assured that we will be there during the warranty period to assist you with your needs. We will provide an industry standard warranty that covers our workmanship and products used in your new home for one year; your mechanical components of plumbing, electrical and HVAC will be covered for two years; and a ten-year transferable warranty is provided on all structural components of your home.
